FIVE POINTS FAMILY DOLLAR BUILDING SELLS FOR $2M

Buyer Magnolia Capital plans to lease space, enlists CBRE for marketing

The Five Points-area building long home to Family Dollar has been sold for $2 million.

Nashville-based Magnolia Capital Investments was the buyer. Ben Bonner, Magnolia Capital president, told the Post the company plans to continue to use the building for retail purposes and is looking to rent the space. Family Dollar ceased operations last week.

Family Dollar Stores of Nashville TN was the seller. The acquisition follows Magnolia Capital’s recent $12.6 million purchase of the Green Hills building last home to Nashville-based prison management company CoreCivic Inc.

Constructed in 1986 and spanning about 6,750 square feet, the nondescript Five Points brick building has an address of 1000 Woodland St.

“We believe in the real estate and the neighborhood, and are excited to be a part of Five Points,” Bonner (pictured) said, adding some upgrades are planned. “This property fits well with Magnolia’s strategy to purchase well-located real estate in core and emerging submarkets.”

Austin Benedict and John Maxwell, brokers with the Nashville office of CBRE, represented Magnolia in the acquisition and will also rep the company in finding a tenant.

Family Dollar Stores of Nashville TN acquired the 0.56-acre property from Exxon Corp. in October 1985 for $100,000. That entity is affiliated with Charlotte-based Family Dollar.

Sources said the closed Family Dollar will not reopen within the area.

Civic Design Center hosts celebration of PARK(ing) Day projects

The Nashville Civic Design Center last week welcomed partners and friends to Center615 in East Nashville for the Golden Cone Awards, its celebration of the best parklet projects from PARK(ing) Day 2018. Parklet teams were honored for their work in nine categories, including overall creativity, best use of space and That’s Sooo Nashville. The evening also marked the last official Civic Design Center event for Design Director Ron Yearwood, who is preparing to leave the organization for Smith Gee Studio.

FOUR SEASONS HOTEL EYED FOR FUTURE SOBRO TOWER

Work to begin in early 2019 on skyscraper at Market Street Apartments site

A Four Seasons hotel is being planned for the downtown development to replace Market Street Apartments in SoBro.

The Post has learned from sources that Second Avenue Partners (SAP), which plans to redevelop the site with a mixed-use tower, is having discussions with officials of the high-end hotel operator. Nashville does not offer a Four Seasons, with the closest being located in Atlanta.

Richard Kershaw, senior project manager with The Congress Group (which is part of SAP), emailed the Post the following:

“As we have previously stated, we are in advanced negotiations with a five-star hotel brand. While we have made exciting progress, we do not have an agreement in place to announce at this time.”

Nearly two and a half years after proposing a $350 million, two-tower project overlooking the Cumberland River and to replace the Market Street Apartments at 150 Second Ave. S. in SoBro, the development team behind the since-altered plan is prepared for the next step in the process and an early 2019 start.

SAP is a combination of Grand Rapids, Michigan-based Northern Capital Investments, the aforementioned The Congress Group and AECOM Capital Real Estate.

To rise 40 stories and offer luxury condominiums and a five-star hotel, the building (see building in the left center of the above rendering) currently is being called 151 1st Avenue South, which derives from its address. A previous iteration had the project offering a two-skyscraper arrangement. At 540 feet, the building would rank among Nashville three tallest were it standing today.

Of note, SAP has leased space in the 222 2nd building, located near Market Street, for the project’s use, the company confirmed.

MAJOR PERMIT ISSUED FOR GULCH PROJECT

Austin-based Endeavor Real Estate Group and Granite Properties of Dallas have landed a foundation permit for the first building of their three-phase mixed-use project Gulch Union.

To be called 1222 Demonbreun, the office tower (pictured) will front 13th Avenue North from McGavock Street to Demonbreun. Dallas-based HKS is serving as the architect, with the 20-story building to offer 330,000 square feet of Class A office space and 6,000 square feet of retail.

Of note, Endeavor and Granite are undertaking 1222 Demonbreun (the address for which derives from the name) on a speculative basis. The building is expected eventually to be joined by a 16-story hotel tower and a 28-floor residential high-rise.

The Nashville office of New York-based Turner Construction is the general contractor. The permit is valued at $3.25 million.

Work finished on Broadstone Gulch

Alliance Residential Co. has completed work on Broadstone Gulch, the Phoenix-based company’s high-rise apartment building located at 803 Division St.

The 14-story, 238-unit building is the first residential high-rise to open in The Gulch neighborhood in more than four years. It is also the tallest building located south of Peabody Street and east of Overton Street.

Broadstone Gulch is Alliance Residential’s third apartment project in Nashville, following buildings in Germantown and Melrose. Designed by Atlanta-based The Preston Partnership, the building includes a mix of studio, one-bedroom, two-bedroom and penthouse units. Unit sizes range from 506 to 1,667 square feet, with rents starting at $1,565.

Of note, the building offers in its so-called sky lounge a "professional grade demonstration kitchen." A “BBQ and Brews” event, featuring Gulch neighbors Peg Leg Porker and Yazoo Brewery, recently was held.

“Location is a bigger priority to renters than ever before,” Alliance’s Todd Oglesby said in a release. “Broadstone Gulch is only a short walk away from some of the best restaurants and shops in Nashville, as we are situated in a thriving, walkable destination neighborhood.”

Summer 2019 completion eyed for first phase of industrial project

A joint venture between Indianapolis-based Strategic Capital Partners and New Jersey-based PGIM Real Estate is eyeing a summer 2019 completion for the first phase of industrial development Midway840.

It will be the partnership’s initial project in the general Nashville market. A release does not note the cost to undertake the development at the intersection of Couchville Pike and Interstate 840, which is being billed as suitable for e-commerce and logistics operations.

The partnership owns the 44 acres for the project. Phase One will be a 670,000-square-foot industrial building that is expandable to over 800,000 square feet. The project includes a second phase that will deliver more than 1.5 million square feet to the industrial market.

“We believe that the Nashville industrial market will continue to grow and benefit from e-commerce, its strong central location, its proximity to a growing population and a strong interstate highway system. Nashville is increasingly included as a location of choice for large distribution requirements,” said Richard Horn, CEO of Strategic Capital Partners and a former president of Duke Realty.

The local office of ARCO Construction will provide design/build services. Atlanta-based planning and design firm Kimley-Horn, which has an office in Nashville, will serve as project engineer. Nashville-based Pinnacle Bank is the construction lender and Steve Preston and Hayes McWilliams with CBRE Nashville’s office will handle leasing.

Office vacancies increase

Nashville’s office vacancy rate rose in the third quarter to 9.8 percent, a jump largely due to newly constructed vacant space coming online, according to Cushman & Wakefield’s local office.

The vacancy mark in the third quarter of 2017 was 7.7 percent, the Cushman & Wakefield report notes. Cool Springs saw the largest quarter-over-quarter increase, reaching 11.5 percent, driven by the addition of almost 180,000 square feet of vacant space at Mallory Green.

Meanwhile, vacancy continued to tighten in Nashville’s central business district, where the rate fell for the third straight quarter to 11.4 percent. Class A vacancy increased quarter-over-quarter to 10.5 percent.

Overall vacancies could continue to rise, the report notes, as an additional 1.2 million square feet of space is set to come online by the end of 2020, although some pre-leasing is expected in those projects.

Branding weighs in on 24-story tower eyed for CBD

The Post recently reported that officials with downtown-based Christ Church Cathedral have approved an agreement to lease one of their CBD parking lots to the owner of the nearby Holston House Nashville boutique hotel — a move that could yield a 24-story mixed-use building (read here).

We asked Nashville-based real estate research specialist Ed Branding to offer his take on the would-be project. Branding's view is as follows:

“While HRI Properties has not yet released the plan for its mixed-use building, they have a wide range of uses from which to select: residential, office, hotel (and ‘a hotel's two best friends, restaurants and retail’), perhaps something institutional to adjunct with or extend the mission of Hume Fogg High School. They pretty much have the pick of the yard. Which is appropriate, since diagonally adjacent to the northwest is the leviathan-aborning Nashville Yards development on land that, like these parcels, was once owned by Lifeway Christian.

“The city wants to continue what began 20 years ago, downtown shifting from a 9 to 5 business district to a 24/7 fun place to be. So, this area also allows entertainment venues (although some of the trials at the federal courthouse a block away would seem to fill that quota). And this is a steep hill up which to pedal a tavern from the main entertainment area, Lower Broad, so it is unlikely. But they could.

“The central sub-district of the downtown core is intended to have the highest density in the county, with higher intensity encouraged north of Broadway than south, so 24 stories on a half-acre of land is right up Nashville Next's alley. And they could go 30 stories. More if they used the downtown code's bonus height program to add affordable units to, say, house some of the people who work at the bottom of the hill but have to drive in from Dickson and the far end of Central Pike because that's as close in as they can afford to live.

“One major difference between this property and those at the bottom of the hill is the absence of the Metropolitan Development and Housing Agency. The MDHA Capitol Mall Redevelopment District ends diagonally to the northeast, the site of the new federal courthouse. If HRI goes with hostelry, it will be interesting to see if an upscale hotel can be built in this town without using tax increment financing money from MDHA, which could then direct that money toward parking and workforce housing, the most pressing needs downtown.

“The other big question is a short one that arises circles us back to the Yards: Will what HRI builds compete with or complement Nashville Yards?”

Americano Coffee Lounge will open Thursday, Oct. 25, in Wedgewood-Houston's Houston Station.

The café will have an address of 434 Houston St. and will be accessed via the exterior of Houston Station. The space is located to the left of restaurant/bar Bastion. In addition to coffees and tea, Americano will offer menu items including Italian sodas, pastries, charcuterie boards, sandwiches and dessert flights.

With 1,200 finished square feet, the space offers about 50 seats and features a stage and piano for live music performances. Owner Cody Pellerin, who previously worked in the music industry as a singer-songwriter and then in the financial industry, said Americano will offer a 1940s décor vibe with its furniture, accessories, lighting and color scheme.

The café (read more here) will be open from 8 a.m. to 6 p.m. daily.

Chauhan team lands permits for Chaatable

Nashville-based celebrity chef Maneet Chauhan and her team have landed a permit related to their future West Nashville restaurant Chaatable.

To take cues from Indian street food, the restaurant will be located at 4001 Charlotte Ave. in the former Salt & Vine space in Hill Center Sylvan Heights. S&V closed in June after a two-year run.

Chauhan will team with husband Vivek Deora to operate the restaurant, via their Morph Hospitality Group, which operates Indian restaurant Chauhan Ale & Masala House, Chinese restaurant Tansuo and modern diner The Mockingbird, all located in the North Gulch.

The latest Chaatable permit is valued at $20,000.

The Bakery Cos. eliminate preservatives for McDonald’s buns

Nashville-based The Bakery Cos. has eliminated preservatives from the buns it supplies to long-time client McDonald's, according to a release.

The move comes as McDonald’s recently announced that its seven burgers have been stripped of artificial preservatives. The Bakery Cos. operates bakeries in Nashville and Dickson that crank out about 169 million buns for McDonald’s each year. Founded by Cordia Harrington (who serves as CEO), the company has been with the burger chain since its opening in 1997 and is a key supplier of the McRib bun, baking more than 700,000 of those per day. That sandwich will make its return to McDonald’s restaurants this fall.

The Bakery Cos. supplies its McDonald’s buns to the chain’s eateries in Tennessee, Arkansas, Alabama, Mississippi, Georgia, Kentucky and Missouri.

First residents move into Stephens Valley as some concerned neighbors watch from afar

But any sparing of the general area from at least some impact of the massive 980-acre Stephens Valley development is unlikely.

Indeed, work on the mixed-used community is well underway, with its first residents having settled in.

Located at the intersection of Pasquo and Sneed roads, on both sides of the Davidson-Williamson county line — and not far from the Loveless Café and the historic Natchez Trace Parkway — Stephens Valley is being co-developed by Rochford Realty and Construction Co. and Land Innovations.

The first residents of the community, sometimes compared to fellow Williamson County development Westhaven, moved into their new home at the end of September. A second family has since moved in and, as of early October, the online sales map for Stephens Valley shows 10 homes sold and 13 reserved. Representatives of Rochford Realty and Construction indicate that the number is increasing at a healthy rate.

And with the momentum Stephens Valley builds, locals observe from afar. Some with apprehension.

The project has drawn protests from area residents concerned about its impact, including increased traffic on the two-lane Sneed Road, a secondary road that connects to Hillsboro Road, a main thoroughfare into Nashville to the north and into downtown Franklin to the south.

Lined with large horse farms and several smallish subdivisions, including gated community Laurelbrooke, Sneed features about 200 homes, as well as two golf course communities, The Gardens at Old Natchez, and the approximately 500-home Temple Hills Country Club Estates, which has been continually developed by Rochford Construction starting in the late 1970s. The growth has made an impact, as a new traffic light is being installed at the opposite end of the secondary road, where Pasquo Road intersects with Highway 100 near the Loveless Cafe.

While some traffic concerns were allayed as future Stephens Valley students were zoned to the Williamson County Schools Fairview feeder pattern (Westwood Elementary, Fairview Middle, Fairview High) rather than Grassland Elementary, Middle and Franklin High, Rochford representatives have confirmed that Grassland Elementary and Middle schools are available for open zoning. Up to 25 students from any Williamson County school can apply to either of those schools, which are where other communities in the area are zoned.

In addition and within a few miles, there are a number of private schools in both Davidson and Williamson counties, including Christ Presbyterian Academy, Ensworth School, Saint Matthew Catholic School and Holy Trinity Montessori School.

No doubt, the Save Stephens Valley signs remain prominent in the area, especially on the properties of some longtime residents with larger farms. Save Stephens Valley is organized by a group of concerned residents who came together through social media and neighborhood apps like NextDoor who say they want to protect the scenic beauty of the Natchez Trace Parkway and the rich history of the Old Natchez Trace.

But their pushback does not seem to be harming sales.

Though initial marketing materials indicated that starting home prices would begin in the $400,000 price range, the website now touts homes starting in the $500,000 range. Prices flirt with a bit over $1 million.

Current available homes range from a 2,192 square-foot, three-bedroom/two-bath home for about $551,000, to a $1.1 million listing that boasts five bedrooms, 4.5 baths, and is 4,123 square feet.

Builders in the neighborhood include DeFatta Custom Homes, Legend Homes, Rochford Homes, Sipple Homes, and Celebration Homes.

Located 20 miles from downtown Nashville, and 12 miles from downtown Franklin, Stephens Valley will be built over 20 years. Approximately 550 of the 980 acres will remain untouched, as will 90 percent of the trees on the property, previously owned by Bill Stephens since 1930 and put into a family trust more than 50 years ago.

The community will abut a segment of the Natchez Trace Parkway, the 444-mile scenic drive and recreational road that roughly follows the historic “Old Natchez Trace” corridor from Tennessee, through Alabama, and on to Natchez, Mississippi. With 10,000 years of history, the original Trace was used by American Indians, European settlers, slave traders, soldiers and even future presidents. The Natchez Trace Parkway, a unit of the National Park Service since 1938, is a designated bicycle route, and along the way, offers horseback riding, hiking and camping.

John Rochford, president and founder of Rochford Realty and Construction Co., has previously said that the neighborhood will be 85 percent single-family homes, all located on the Williamson County side, and the remainder of residences will be stacked flats and townhomes in the Davidson County area, as part of the planned Town Center. Some retail space will be included.

“Construction on the Davidson County side of Stephens Valley is anticipated to begin four to six years after the first homes in Stephens Valley are sold,” said Emily Winkler, the project’s director of marketing and public relations. “Our vision plans for resident and visitors to enjoy small shops, cafes, exercise classes, an ice cream parlor and a coffee house. We will also host community events, including live music and a small farmers market. In addition, the Town Square will offer townhomes and smaller condo flats located above some of the retail space.”

Amenities slated for completion in 2018 for Stephens Valley residents include walking trails along Trace Creek and a dog park near the community’s front entrance, with additional pocket parks and trails planned for 2019. After the 150th resident lot is sold, tentative scheduling will begin for the first phase of the Community House, which will include the main event lawn, swimming and resort pools, bocce ball and volleyball courts, and playground, according to Rochford Realty and Construction. The company foresees building an estimated 50 homes each year.

A resident of the The Links at Temple Hills, Donna Clements is one of the founders of Save Stephens Valley. She first became involved when the project was introduced to include more than 1,500 homes with, at the time, a back entrance to the neighborhood that would link up with Sandcastle Road into The Links at Temple Hills. According to Clements, the original Stephens Valley plans touted approximately 891 homes slated for Williamson County, which has since been reduced to under 792 homes in the county due to road-related requirements of the Williamson County Planning Commission.

“We recognize people should be able to sell land and develop, but for our group, the issue was that the entire infrastructure around Stephens Valley was going to have to adapt, which seemed to be too much,” Clements said. “We want people to be aware that we are still concerned about the roads and the intensity of the impact. We’re hoping that Rochford will continue to consider lowering those numbers as they enter additional phases.”

Sales and Marketing Director Winkler notes that the neighborhood is still developing on schedule.

Work underway at WeHo office building, downtown Hyatt, east side vegan bakery

The Wedgewood-Houston property home to general contracting company Carter Group is prepped to see construction start on a three-story replacement building.

A permit, valued at $2.87 million, will allow for construction of the building’s shell.

The existing structure that houses the longstanding local business stands two stories and has an address of 517 Hagan St. It will be razed.

Melissa Pickney, Carter Group business development coordinator, told the Post in mid-September the company is eyeing a roughly 12-month construction timetable.

In addition to Carter Group, the planned building will be to home to two tenants, making it fully preleased. Pickney said the company is not ready to disclose the two future tenants or the cost to undertake the project.

Nashville-based Centric Architecture has designed the building for Carter Group, which had operated from the existing building since June 2009 and is now in a temporary space located at 2311 Kline Ave.

Work on the Hyatt Regency hotel building on Broadway — the first component of Nashville Yards — continues to progress courtesy of a roughly $114 million permit to allow for the construction of the tower.

In May, a permit was issued to allow construction of a three-level below-grade parking garage. That permit was valued at about $3 million.

A venture that includes Clark Construction Group, which is headquartered near Washington, D.C., and Brentwood-based Bell & Associates Construction is the general contractor.

The 23-story 591-room hotel building (pictured) will rise on a parcel with an address of 1010 Broadway.

615 Third lands NOI

Nashville Office Interiors has signed a lease for space in the 615 Third building in SoBro.

The transaction, terms of which were not disclosed in a release, brings total building occupancy to 82 percent. NOI will occupy 7,702 square feet of ground-floor office and showroom space.

Completed in December 2017, the eight-story, 118,900-square foot building sits at the southwest corner of the intersection of Lea Avenue and Third Avenue South. Barge Design Solutions, PNC Financial Services Group, Patterson Real Estate Advisory Group and Colliers International | Nashville also are tenants.

NOI was attracted to SoBro because of the neighborhood's central location, walkability and many dining and entertainment amenities, Derick Peppers, company vice president, said in the release.

"We look forward to our move to SoBro, where we are going to reduce our space requirements by 27 percent and create a functional and inspiring space for our team that can serve as a model of new ways of working for the city."

Shane Douglas and Brian Casey of Colliers' Nashville office provided landlord representation in the transaction. NOI was represented by Tom Hooper, managing director of JLL's Nashville office.

The LEED-certified building was developed by locally based The Mathews Company.

Founded as Nashville Stationery in 1935, NOI specializes in office planning and design and also has locations in Knoxville and Chattanooga. NOI clients include those in the corporate, government, health care and higher education sectors.

Images released for north side townhome project

The developer of an 18-townhome project eyed for Buena Vista have released images for the buildings. Nashville-base Brighter Development is undertaking the project, which will be called The Artisan North, have a general address of 1716 Delta Ave. and overlook Interstate 65.

Branding weighs in on proposed medical office building

The Post recently reported a Midtown site is being eyed for a small medical office building to accompany a companion building that fronts Charlotte Avenue.

Specifically, the Franklin office of Virginia-based Anchor Health Properties is marketing the site, which now features surface parking and is located near Saint Thomas Midtown Hospital, for what could be a five-story structure. Anchor owns the building at 1919 Charlotte Ave., with the lot eyed for the new structure (read more here) located behind that building and fronting 20th Avenue across from Murphy Avenue.

The Post asked Nashville-based real estate researcher Ed Branding to offer his views on the potential project. They are as follows:

“For years, the Medical District was a barbell of buildings, either large or small with few mid-sized. The hospitals have their aircraft carriers: Saint Thomas Midtown, the erstwhile Baptist Hospital, the HCA headquarters and the HCA hospitals. And there are the smaller practicing physician buildings, centered on Hayes Street, usually owned by the doctors themselves (or their retirement plans), doctors who want to stay close to the mothership, Vanderbilt University Medical Center.

“The 1919 Charlotte Building (once called the Gambro Healthcare Building) is one of the few in the middle, along with the adjacent Medical Pavilion Investors building at 1916 Patterson St. and the adjacent Doctors Pavilion building, owned by Davishire Capital Management, at 1900 Patterson Street.

“Apart from the hospital-owned land, there are few large parcels available. The now-gone Mid-State Medical Building on Hayes Street and the former site of the Metro fire hall at 21st and Charlotte will be a Hyatt Hotel and a Staybridge Suites hotel, respectively. Elliston 23, Park 25 and oneC1TY are new builds. And some properties located along the railroad line may have environmental issues that will limit development or make it cost prohibitive.

“As to 1919 Charlotte, the transformation of the rear parking lot into a building and contained garage may be the model for the coming years. The hospitals mostly control the large parcels and, with local investor/developer Mike Shmerling having sold several properties (he once owned the 1919 Charlotte Building), there are few common owners. And assemblages are always difficult, though Mark Bloom's State Street Partners does own a swath around 1601 Patterson Street.

“The limiting factors are zoning, the community plan and parking. Much of the current zoning is CF (core frame, like much of downtown before the Downtown Code replaced it) and MUI-A (multi-use, intensive with walkability), great for density. The Midtown Plan calls for mid-rise (eight to 20 stories) on Charlotte, high-rise (20-stories) between Hayes and Broadway/West End, and low-rise (two to eight stories) south of Saint Thomas Midtown.

“But none of that matters if there is not enough parking. Transit has two time frames — far-off and never. And we are still a car culture anyway and buildings will have to be based around that reality. So you will see more new buildings like this one, with parking floors rather than a building with a garage to the side. And more shared parking. And taller, skinnier buildings, unless expensive assemblages can be arranged that would allow buildings some elbow room. Metro's oncoming plans to require more open space will squeeze building footprints even more and force buildings to go even higher, adding yet more to construction costs.

“And a continuation of the trend to go away from a Medical District that assumes everyone will drive there. Outreach and accessibility are the watchwords. Over the years, new hospitals have been built to the north (Dickerson Pike) and to the south (Nolensville Pike), to name just two. Vanderbilt transformed 100 Oaks by moving so much there when they couldn't expand near their Medical Center. And community clinics and walk-ins, from the affordable end to what Vanderbilt did in Belle Meade Plaza, will only grow in number.”
